OOCL, the owners of a landmark New York skyscraper at Wall Street Plaza, needed a sustainable solution to reduce building energy consumption and comply with New York Local Law 97, which regulates carbon emissions in large buildings. CHALLENGE

OOCL faced two pressing issues:

Regulatory Compliance: The building risked significant carbon emissions penalties under Local Law 97.

Tenant Satisfaction: Excessive solar heat gain through the east-facing glass created uncomfortable conditions, risking reduced occupancy and increased turnover.
